The thought of selling Your Niagara Home during the winter months may make you a feel discouraged however, the season does have its advantages.  Holiday buyers tend to be more serious and competition is less fierce with fewer homes being actively marketed.  First things first – decide if this is the right time to sell.

Once you’ve listed your home, follow these simple steps to make selling during the holidays a memorable experience!

DECORATIONS:  Homes often look their best during the holidays with so many lovely decorations, beautiful displayed lights and trees, however,  sellers should be careful not to overdo it on the decor.  Overly large decorations or too many can give a crowded feeling and may distract buyers from the potential in your home.

MOTIVATED BUYERS:  Anyone who is house hunting during the holiday season must have a great reason for doing so.  Working with your Realtor to reach out to buyers who have a deadline, people who are relocating for work in the area, college or university students, etc.  is a great idea to find the serious buyers.

CURB APPEAL:  Once Autumn passes and the trees lose their leaves, maintaining the curb appeal of your home is extremely important.  Since the trees will have no leaves, it will leave your home more exposed and making sure your property is maintained is very important.  Rake the leaves and tidy the lawn and gardens, touch up exterior paint and clean your gutters are all great ideas to take care of while your home is on the market.  When cooler weather arrives, ensure you have salted your walkways and shoveled your driveway,  as well as kept up on clearing leaves off the property;  keeping everyone’s safety in mind is key.

BEAUTIFUL PHOTOS:  With the weather outside cold, snowy and uncomfortable, more potential buyers’ will likely start their house hunting online and in the comfort of their own homes.  This is why we always hire a professional photographer to take our photos.  Hiring a professional home stager can make a huge impact as well.  Make a good first impression by hiring a professional who takes clear photos with great lighting and attention to detail.  If possible, include pictures of what the home looks like in the summer and spring as well so buyers’ can see what the home looks like all year round.

COZY ATMOSPHERE:  Make Your Niagara Home as cozy as possible during holiday showings!  Make sure it’s warm and inviting.  Leaving out holiday treats and playing soft music in the background can be a really lovely touch.  This also encourages buyers’ to spend more time in your home, getting a good feel for the layout, admiring your space and ideally picturing themselves living in the home!

As always, please contact us anytime!  We would love to assist you this Christmas season in selling or buying Your Niagara Home!
