Professional staging can sometimes distract buyers into thinking a property is perfect for them while diverting their eyes away from potential issues. Don’t let the professional décor take your attention away from the things that matter. 

Here are some of the items on our checklist when we go to a showing with our clients:

  1. Most of us realize that many things can be changed, improved or upgraded, but not the location or neighbourhood where the home is.  Keep in mind the commute you will have to your work, to the kids’ schools and other places you frequently visit.  It’s also recommended to investigate the area for any new developments coming in the near future.

  2. Is there enough space for the number of vehicles that need to be parked now, and in the future?

  3. How many air fresheners does a home need to smell ‘clean’. It’s important to pay attention to find out if there are any issues like a damp smell.  Poor ventilation and mold can be reasons why you see the air fresheners in the first place.

  4. One of commonly overlooked items in a home is the natural lighting that a home has. It is more important than most people think.  When you are at a viewing, take a look at how much natural lighting there is by turning off a few of the lights in main rooms.

  5. Shape and size of rooms. The stager’s furniture optimally fits a space…but will yours?  Keep your own belongings and furniture in mind when you look at a room.

  6. Is there a room, space or area dedicated to doing the laundry? Is it in an accessible location?  If there is no laundry, how far away is the location that you need to travel to?

  7. Storage space. You will want to make sure that you can put away all your belongings without having to have things cluttered or in the way.
