1.2M in West Lincoln

The other day I saw that a fellow Realtor(R) from the Realtors Association of Hamilton Burlington (RAHB) posted on their Instagram account a list of statistics for December, 2021.

It showed, among other things, an average sale price in West Lincoln of well over $1.2M. Without providing adequate context, one would be led to believe that West Lincoln is now the land of million dollar plus prices. There was a hidden clue as to what happened – there were only 2 sales registered through RAHB in West Lincoln in December.  So, the average sale price was the average of TWO sales, NOT the average price of a home in West Lincoln.  Funny thing was, in December of 2020, the average sale price in West Lincoln was $830,000.  But that stat too was based on just 4 sales. One very large sale or one very small sale completely skews the average.

Please don’t look at the plethora of real estate statistics out there without understanding the context. Things are in a big enough frenzy without telling people misleading statistical information.
